Let’s be real: when 80% of homes aren’t selling, there are agents who are simply excited to take a listing. But taking a listing and selling it are two very different things.

I’ve personally turned down several listings in the past few months because the expectations didn’t match market reality. Not because I didn’t want the business—but because overpricing a home sets sellers up for frustration, wasted time, and a stale listing that ends up chasing the market down.

Now, the seller has come back, ready to list on my terms, because the market already proved the point.
